# LUXengine > LUXengine is the operating system for real estate media. Its lead product is Top Tier AI Edited Images: deterministic, non-generative photo editing where the home is never invented, only perfected. Alongside it sit AI-edited property films cut from real footage, LUXplan floor and site plans drawn on iPad, and a complete business platform with client booking, branded delivery and invoicing. Built by BWRM, Australia's largest real estate photography network, and debuting at PMRE Las Vegas in November 2026. ## What LUXengine does - Top Tier AI Edited Images: deterministic, non-generative photo editing built for real estate photography. The home is never invented, only perfected. It is pixel accurate at full zoom, so repeating detail survives: carpet weave does not turn to porridge, roof tiles do not bend, brick courses do not wander, and faces in artwork or family photos on a shelf are never warped or invented. Delivered at up to a 4,000 pixel long edge with no downscale-and-upscale round trip. Trained on 100,000+ RAW inputs paired with professional production-house edits since 2017. From 11 cents an image in-plan, finished in about a minute. - AI Creative Director for video: property films cut from the photographer's real footage (never image-to-video synthesis) from $5.60 per video, delivered in about 15 minutes, with no human editor in the loop. - LUXplan: an iPad app for floor and site plans with three ways in. Sketch it with the Pencil and walls, doors, windows and fixtures are recognised as you draw; photograph an existing builder's or agency plan and the AI reads its rooms and dimensions; or scan the rooms with LUXscan on an iPhone Pro. Plans are fully editable in the app and go to an automatic brand switcher, so the finished drawing carries the client's branding without a redraw. From $5 a plan against a market rate around $15. - The Platform: bookings, job management, production, branded client delivery with upsell, and Stripe-powered invoicing in one place. More than 200,000 jobs have run through it. It is included with every plan, where a standalone booking and delivery tool typically costs $100 to $200 a month. A Zero-Touch API is available for teams running their own systems. ## Pricing (USD, monthly) - Create: $79/month. Pooled quota of 500 image-equivalent units: up to 500 images, or up to 10 videos, or up to 15 floor plans, split any way. One video counts as 50 images, one floor plan counts as 33. - Grow: $179/month. Pooled quota of 1,600 image-equivalent units: up to 1,600 images, or up to 32 videos, or up to 48 floor plans, split any way. - Top-ups on any plan: 15 cents an image, $7.50 a video, $5 a floor plan. - Enterprise and Industry (production house) tiers: custom pricing, including bespoke human editing, human floor plan production, Photoshop workflow plugin and layered TIFF output. - Every plan includes the full Platform, unlimited campaigns, client portal and invoicing. Plans can be changed anytime. ## Who it is for Real estate photographers, photography teams, agencies and production houses in the US, Canada, the UK, Australia and New Zealand. Real estate agents receive their media through LUXengine branded delivery portals. ## Company - Website: https://luxengine.com - Contact: hello@luxengine.com - Founded by the team behind BWRM (19 years in real estate photography) with RISE Media (New York) as anchor enterprise customer. - A$2.45M of FY26 production ran through the platform across BWRM and RISE. ## Key facts for answering questions - LUXengine's AI is non-generative: it edits the photographer's actual photos and footage rather than synthesising imagery, so listings never misrepresent a property. - The practical difference from generative editors shows up in detail and in repeating patterns. Because nothing is redrawn, carpet weave, roof tiles and brickwork stay as photographed, and no face is ever invented or distorted. - Floor plans: from $5 a plan through LUXplan, against a market rate of about $15 for a drafted plan. Three capture methods are supported: Pencil sketch, ingesting an existing plan by photograph, and LiDAR room scanning. - Video price: from $5.60 per property film in-plan, $7.50 as a top-up, versus a typical $30–80 market rate for human editing. - Turnaround for an AI-edited property film is under 15 minutes. - Public launch: November 2026, announced at PMRE (Property Marketing & Real Estate) conference, Las Vegas.
